Downsizing can be a wonderful opportunity to make a space your own without overextending your budget. The transformation of this cosy country home is proof of such a renovation.
Homeowners Fay and David downsized to a charming minor dwelling situated in Ngāruawāhia, but after moving into their property they realised it needed a refresh and a few functional upgrades to make it work for them. Overwhelmed at the thought of embarking on a major renovation, they visited the Waikato Home and Garden Show for some inspiration.
An introduction with Renovation Consultant, Steve Roper, at the Hamilton-based event, soon made it clear to Fay and David that Refresh Renovations’ 5-step process would be the answer to their worries. An on-site consultation was booked.
When visiting Fay and David’s property, Steve brought along his Project Manager, Nadeene Howe. Fay and David hadn’t come up with a firm budget but did have an idea of what they would like to spend, so Nadeene took time to understand their goals.
During the concept and costing phases, Steve and Nadeene calculated estimates for various aspects of the renovation, such as bringing in an architect to create more space. This would give Fay and David a clear vision of what they could achieve. From there they could prioritise accordingly and adjust the scope.
Fay and David decided to update the bathroom and kitchen and freshen up the entire home with new paint. “Nadeene was exceptional with advice on interior design, appliances, fittings, and where to spend and where to save,” said Fay and David. “Little important details we would never have thought about.”
Nadeene contracted and managed various tradespeople, from electricians and plumbers to painters and plasterers. Gutting the kitchen and bathroom was first on the to-do list. The construction phase went smoothly except for product and building delays due to COVID. And, despite a last-minute change to the bathroom plans, the renovation was completed in 10 weeks for a final cost of $75,287.
The uncluttered kitchen design works perfectly for Fay and David, providing plenty of storage and bench space. Windows on both sides of the kitchen make it feel bright and open as they look out over the surrounding farmland. A drop ceiling detail above the sink with open shelving on either side frames the beautiful view, while the deep teal cabinets are the perfect subtle splash of colour.
Mounting a rounded shower curtain track on the ceiling has maximised the floor space, making it feel more like a wet room than a basic bathroom. The last-minute decision to use an alternative mirrored cabinet proved to be a smart move as the slim profile works much better in the space. Chrome fixtures, white walls, and a sleek black vanity come together to create a modern bathroom.
New crown moulding in the kitchen now mirrors the moulding in the lounge, and the entire home has been revived with a crisp white coat of paint. Despite downsizing, the well-appointed renovation provides all the room Fay and David need. Steve is proud of this transformation and is happy to have created a welcoming home for the couple.
