Transforming this Palmerston North home’s exterior required extra attention to ensure it stayed true to its original 1900s charm.
This Palmerston North character villa was constructed in the early 1900s. Considering its age, it was in fairly good condition. However, ‘fairly good’ isn’t a standard that homeowner Jason was willing to accept. Weatherboards were rotted, some of the original timber windows no longer functioned properly, and the roof was leaking.
Jason’s main concern was the lack of weathertightness, but he also wanted to complete this exterior renovation so he could move forward on updating his property’s interior. For help getting this first project off the ground, Jason reached out to local Manawatu Renovation Consultant Wayne Gordon.
An initial consultation kicks off every Refresh project, so Wayne visited Jason’s property to assess the project and get a thorough understanding of Jason’s goals. He wanted to retain the original charm of the home so it was important to emulate the distinctive characteristics of the era and match materials as closely as possible.
After discussing the project’s scope, Wayne provided a $76,000 estimate for Jason, as well as concept designs so he could see exactly what the finished result would look like. Jason was happy to move forward with the project.
Arranging contractors and sourcing materials came next. Supplies used for this project were sourced from Placemakers, Mitre10, Resene, Metalcraft, and Bunnings. Organising the trades’ schedule proved to be a bit more challenging for Wayne since some of the contractors caught COVID, preventing them from being onsite. But once they’d recovered, the project forged ahead.
During the construction phase, a few variations were added to the original scope. At Jason’s request, Wayne and the team painted, reinsulated the property, and updated a few interior windows. These extra tasks brought the budget total to about $84,000 which Wayne and Jason discussed prior. Despite the COVID-related setbacks, Wayne delivered the finished renovation in six weeks.
The green roof perfectly complements the ivory coloured cladding and the brighter green used for the front door is an inviting pop of colour. Recladding Jason’s home and installing a new roof completely transformed the property’s appearance. The character villa looks fresh and sparkling; its original charm has remained intact. Most importantly, Jason no longer needs to worry about his home being weatherproof. Now, he’s free to move on to the exciting interior renovations he has planned.
